19-Floor, 360-Suite Development Enters a More Selective Nairobi Property Market with Bigger Apartments, Choice and a Quieter Westlands Address
Nairobi’s residential property market is entering a more discerning phase, with homebuyers increasingly weighing space, value, location and the long-term usefulness of their homes.
Against this changing market backdrop, AERA Westlands, a new 19-floor residential development comprising 360 suites, has unveiled its residential proposition, positioning itself around space, choice, convenience and value in one of Nairobi’s most established commercial and residential districts.
The launch comes as Kenya’s property market continues to demonstrate resilience, although performance varies significantly by location and property type. According to the Kenya National Bureau of Statistics (KNBS), residential property prices nationally rose 4.8 per cent year-on-year in Q1 2026, while Kenya’s real GDP expanded by 4.6 per cent in 2025 and construction grew by 6.8 per cent during the year.
However, Nairobi’s residential market is increasingly showing different trends across locations. HassConsult’s Q2 2026 Property Index recorded 0.9 per cent quarterly growth in property prices across Nairobi’s suburbs and a 1.4 per cent quarter-on-quarter increase in rental prices. Apartment values in Westlands, however, were reported to have declined by 6.5 per cent year-on-year, amid increased apartment supply in some established urban neighbourhoods.
Space Takes Centre Stage
AERA says its proposition is built around four core pillars: measurable space, a quieter address, height and views, and choice.
Located at the intersection of Westlands Avenue and David Osieli Road, the development occupies a barrier-controlled, low-traffic street while remaining close to Westlands’ business, retail, dining and transport infrastructure.
The development is approximately five minutes’ walk from Sarit Centre and offers connectivity to key routes including Waiyaki Way and the Nairobi Expressway.
A key feature is the size and variety of the apartments. AERA’s one-bedroom suites range from approximately 75 to 95 square metres, while the development includes a 151-square-metre two-bedroom suite and approximately 200-square-metre three-bedroom options.
Buyers can also choose from four one-bedroom configurations across the Executive and Grand categories, offering greater flexibility at a time when apartment sizes are increasingly becoming an important consideration for buyers.
Bringing Bigger-Space Living Into the City
The emphasis on space comes as Nairobi records stronger demand for larger residential formats. KNBS data for Q1 2026 showed that prices of standalone houses in Nairobi’s middle-income segment increased by 20.4 per cent year-on-year, the strongest growth among the residential property categories covered by the index.
AERA’s proposition seeks to bring some of that emphasis on space into a vertical urban development, giving residents the convenience of apartment living while reducing the compromise on usable living space.
The development is targeting a broad market that includes professionals, professional couples, families, local property investors, diaspora buyers, and corporate and relocation audiences.
Westlands Location Appeals to Investors
For investors, AERA is situated within a district supported by Westlands’ position as a major commercial, business, retail and hospitality hub.
The wider Nairobi suburbs market recorded an average residential property yield of 7.4 per cent in Q2 2026, according to analysis of the HassConsult Property Index by Cytonn Investment.
For homeowners, AERA’s proposition centres on being close to the energy and convenience of Westlands while maintaining a quieter residential setting and providing more usable space.
The development’s brand promise is “In Harmony with what matters.”
AERA Unveils Founding 40
As part of the launch, AERA has introduced the Founding 40, a first release of 40 suites being offered at founding pricing.
The Founding 40 gives early buyers an opportunity to access the development under its initial pricing structure before subsequent releases.
With its combination of location, apartment sizes and configuration options, AERA Westlands enters a Nairobi property market where buyers are becoming increasingly focused not simply on finding a home, but on determining whether the home offers genuine, measurable value.
