\"\"<\/a>Nairobi\u2019s residential property market is entering a more discerning phase, with homebuyers increasingly weighing space, value, location and the long-term usefulness of their homes.<\/p>\n

The launch comes as Kenya\u2019s property market continues to demonstrate resilience, although performance varies significantly by location and property type. According to the Kenya National Bureau of Statistics (KNBS), residential property prices nationally rose 4.8 per cent year-on-year in Q1 2026<\/strong>, while Kenya\u2019s real GDP expanded by 4.6 per cent in 2025<\/strong> and construction grew by 6.8 per cent<\/strong> during the year.<\/p>\n
However, Nairobi\u2019s residential market is increasingly showing different trends across locations. HassConsult\u2019s Q2 2026 Property Index recorded 0.9 per cent quarterly growth<\/strong> in property prices across Nairobi\u2019s suburbs and a 1.4 per cent quarter-on-quarter increase in rental prices<\/strong>. Apartment values in Westlands, however, were reported to have declined by 6.5 per cent year-on-year<\/strong>, amid increased apartment supply in some established urban neighbourhoods.<\/p>\n

Space Takes Centre Stage<\/strong><\/h3>\n
AERA says its proposition is built around four core pillars: measurable space, a quieter address, height and views, and choice<\/strong>.<\/p>\n
Located at the intersection of Westlands Avenue and David Osieli Road<\/strong>, the development occupies a barrier-controlled, low-traffic street while remaining close to Westlands\u2019 business, retail, dining and transport infrastructure.<\/p>\n
The development is approximately five minutes\u2019 walk from Sarit Centre<\/strong> and offers connectivity to key routes including Waiyaki Way and the Nairobi Expressway.<\/p>\n

AERA\u2019s proposition seeks to bring some of that emphasis on space into a vertical urban development, giving residents the convenience of apartment living while reducing the compromise on usable living space.<\/p>\n
The development is targeting a broad market that includes professionals, professional couples, families, local property investors, diaspora buyers, and corporate and relocation audiences<\/strong>.<\/p>\n
Westlands Location Appeals to Investors<\/strong><\/h3>\n
For investors, AERA is situated within a district supported by Westlands\u2019 position as a major commercial, business, retail and hospitality hub.<\/p>\n
The wider Nairobi suburbs market recorded an average residential property yield of 7.4 per cent in Q2 2026<\/strong>, according to analysis of the HassConsult Property Index by Cytonn Investment.<\/p>\n
